you got it wrong.. what ur ignoring is a fact that ur reciening payments from today where discount factor is 1. what u did is dat u treated this scenario as if ur recieving the payments after the year end. but what really is happeing is dat ur recievng paymnts in advance. year 1 paymnt is recvd tody and year 2 paymnt wil be recvd aftr the end of year 1 or start of year 2 so on. treatment is to calculate discoint factr for 19 mnths add 1 and multiply by 1.75 to get NPV. (11.158+1)*1.75=21.276 millions of NPV
